There are essentially three levels of energy audits as defined by ASHRAE’s “Procedures for Commercial Energy Audits.” Our engineers are equipped to provide LEED and CALGreen documentation at each level.
tk1sc performs audits and commissioning for mechanical, electrical, lighting, plumbing, landscape irrigation and renewable energy systems in both new and existing buildings. A typical energy audit for an existing building will include a site walk-through of the buildings systems and a review of existing control sequences and documentation including:
- Construction documents
- Sequence of operation
- Controls drawings, points list and graphics
- Equipment submittals (performance data)
- Energy model files
- Relevant reports and supporting documentation
- Utility bills
- Trend log data (from existing controls or temporary loggers)
- Review of applicable utility incentives
After the initial review, tk1sc performs additional analysis and develops recommendations for overall modes of operation to optimize energy and energy cost. This includes reviewing the modes of operation for interim and future loads, establishing the key decision points between modes of operation to optimize energy and energy cost performance, and plans for implementation.
