As its first flexible workspace on the west coast, Hana offers 62,000 square feet of turnkey co working spaces, private offices, and on-demand meeting rooms within Park Place, the landmark mixed-use campus in the heart of Irvine. Hana provides co working and office space for solo professionals and high-growth businesses to thrive. The project team designed a high-density flexible workspace office tenant improvement to meet the owner's needs of flexibility, privacy, and upscale amenities for short-term office solutions. Providing mechanical, electrical, plumbing, and lighting design services on this project, tk1sc designed solutions to meet the unique needs of this type of environment.
Mechanical Solution: The Mechanical design effort included utilizing the existing base-building VAV system (with electric reheat at exterior zones) to condition densely occupied spaces and consider return airpaths between a full-height wall and opening ceiling constructions back to building central return air locations.
Electrical Solution: The Electrical design effort included finding solutions to provide furniture system power that did not rely on floor coring poke-thru boxes but instead relied on a combination of under-carpet raceway systems and surface-mounted raceway systems.
Lighting Design Solution: Our task was to create a hospitality-focused lighting aesthetic that was energy-efficient and functional for large corporations and small startups. The lighting design team performed multiple value engineering exercises to ensure we met all energy goals with minimal impact on the lighting design concepts. Automatic multi-level daylight controls are fully integrated into the lighting control system as the suite's distinctive location offers almost360-degrees of windows and building fenestrations, affording sunlight penetration throughout. Arrays of suspended cylinder downlights disappear into the exposed ceiling of the reception and main lobby, providing both ambient lighting for circulation and focused lighting for seating areas and company signage. A large-scale, custom pendant mimics the triangular form of the feature planter below in the main thruway, functioning dually as a decorative accent and a light source to promote plant growth.
While different color palettes and furnishings characterize individual room types for added variety, the lighting languages remain consistent throughout the space. Smaller pockets of a shared workspace are made more intimate with carefully selected decorative light fixtures. Larger common areas are marked with decorative wall sconces that supplement the architectural lighting integrated into the acoustic system. Private suites are traditionally illuminated, focusing on visual comfort, uniform illumination, and centralized dimming and occupancy control for user-friendly operation. It was essential to maintain consistent and ample light levels with the same visual comfort and light quality in core spaces as those suites with views to the outside.
