This project included 16,000 Square Feet of innovative design to an existing historic landmark in Marina Lido Village of Newport Beach. The two-story waterfront property incorporated a seamless blend of a dynamic co-working environment and a research and development center for SAP employees targeting Orange County's thinkers, makers, innovators while offering an unconventional and creative workspace experience. This project was particularly unique as it blended multiple functions under a single roof; Office, Café Shop, and a shared creative workplace. Navigating building infrastructure with existing structural geometry presented its challenges during design; however, seeing the result at the end of construction proved very rewarding. The design's breathtaking open concept allowed us to show off our HVAC design, combining aesthetics and utility while also being designed to LEED-CI and WELL Building equivalent. The forward-thinking space has been granted Innovative Workplace design by REmmy Awards and featured in numerous design magazines. Thetk1sc team provided mechanical and technology system design and lighting design services on this project.
Lighting Design Solutions: All the lighting, including the decorative fixtures, are LED. The project adheres to the strict 2016 California Title 24 using 0.8 watts per square foot. One of the significant design features and challenges was opening up the second-floor ceiling exposing and celebrating the raw concrete coffered ceiling. We incorporated uplighting and downlighting into the ceiling, with exposed conduit working with and around the exposed mechanical and low voltage systems. Due to energy code considerations, it became necessary to only up light alternating coffers. We achieved the uplighting using an asymmetric cove fixture with its custom-designed shield to provide even light across the small coffered spaces while generating ambient light, thus providing the desired interest to the ceiling. We supplemented the general lighting with surface mount cylinders in the non-uplit coffers. Lighting controls are used to control individual workspaces, and daylight harvesting is used to take advantage of the sunny surroundings. The lighting fixture palette is tight, with several fixture types providing the leading light for work areas and circulation. The occasional decorative fixtures provide practical light, keeping the space fresh, fun, expansive, and within the client's tight budget.
