Geothermal Systems - Open and Closed Loop Systems
The use of geothermal system in HVAC systems is a key element in high performance building design. These systems allow for energy to be rejected or extracted from the earth. Close loop systems are designed like a large heat exchanger underground to reject or extract energy from the ground. These systems also have the benefit of reducing or eliminating a systems need for cooling towers and the water evaporated in the towers. This system is a key element in high performance and highly energy conserving HVAC systems.
Dedicated Outside Air Systems
The use of dedicated outside air systems (DOAS) has become very common in recent years and in high performance buildings. These air handling systems are 100% outside air and can be designed to control the amount of outside air into an occupied space. This allow the ventilation load and associated energy usage to be conserved when the occupants are not in the space or more lightly occupied than peak design. A critical element of high-performance building HVAC systems is the separation of ventilation load from space heating and cooling. This system helps accomplish this important goal and enables the building to save a significant amount of energy.
Thermal Storage Systems
Our designs can include the use of thermal storage for the purposes of reducing peak energy usage and transferring energy usage from one time to another part of the day, week or month. ASHRAE - Level 1 + 2 Audits
If you or your client is considering upgrades to a facility to enhance the energy usage or seeking an energy star score, an ASHRAE Level 1Audit is a great place to start. This process will identify the building base energy usage and compare it to buildings with similar profiles. A visual inspection reveals and identifies apparent issues, and all no or low-cost areas of improvement are included in a report and reviewed with the team. A Level 2Audit uses the Level 1 Audit as the framework and builds from that. The building energy use is broken down by end-use, helping to identify areas with the most significant enhancement opportunities. Interviews with key building operations staff are necessary to understand how the building operates and define the financial and non-financial goals of the audit. LEED Existing Building Operation + Maintenance (EBOM)
If you are looking to get an existing building or space LEED-certified, existing building commissioning can provide up to 4 points. The LEED process includes two separate credits for commissioning: analysis (2 points) and implementation (2 points). The analysis process will consist of an in-depth review of the current maintenance and performance of the building against the original design requirements. The implementation process takes the items identified and approved by ownership during the analysis phase and confirms their implementation. Re-commissioning
Re-Commissioning consists of repeating the Cx process on a previously commissioned project. Over time systems degrade, and sequences or building systems are often changed throughout the building that negatively impacts performance. Recommissioning certifies that the building, regardless of the changes, is adjusted to optimal performance to meet or exceed the designed energy metrics. This process includes verifying all energy-consuming systems to ensure the building owner is not paying more to operate their building than necessary. The re-commissioning process should occur approximately every five years or as needed depending on the facility or end-user requirements. Retro-Commissioning
Retro-Commissioning is the application of the commissioning process to an existing building not previously commissioned. Retro-Commissioning includes site observations to visually inspect the mechanical, controls, lighting, electrical, and plumbing systems and trend data analysis for facilities with a building automation system. The Commissioning Authority provides a list of energy conservation measures, including the payback period and functional testing of the systems listed above. Emergency Power Systems
Emergency Power Systems Commissioning includes testing the Automatic Transfer Switches (ATS), Distribution Systems including panelboards, distribution boards, switchgear, generator, battery storage, and all other equipment required for the Emergency Power Systems. Each piece of equipment is tested individually for proper operation. After individual testing is complete, a whole system or Integrated Systems Test is conducted to confirm all the connected systems transfer between normal and emergency power without issue. Lighting Design Services
We begin by integrating the aesthetic, programmatic and budgetary concerns of our client and their consultants to produce a Conceptual and/or Schematic design. This can include full, realistic digital renderings and initial calculation studies of the lit environment so that the client and their team can see what their project will look like when completed. This phase can also include budget estimates of lighting equipment and potential installation costs.Design Development and Construction Documents are then prepared, once the initial phases are approved, using CAD and/or BIM software. Lighting fixture specifications and control risers are also developed. During these phases we also provide additional light level and energy calculations to confirm that our design conforms to local, national and international energy codes and safety requirements. Unlike most other lighting design firms, we are capable of engineering the project as well, providing full LEED and Title 24 compliance services.
We then administer the project through completion and opening, guiding the client and their contractors through the many questions and adjustments that a large architectural project engenders. Finally, we supervise the focus of the lighting fixtures and the programming of the control equipment to sculpt and refine the lit environment to the requirements of the client.We are capable of working with the following software:
