This project included amenity improvements for the MetLife Investments office at 655 West Broadway in San Diego. The scope of work included adding the amenity deck at the 6th level and bleachers between the 6th and 7th levels, including an accessible lift for the upper 7th level bleacher deck, new office tenant improvement, and unisex toilets at the 6th level. In addition, the ground level includes a new coffee shop, boardroom, shower/locker rooms, restrooms, bike storage, and smoking area.

Mechanical Solutions: We provided mechanical design for the project, including indoor HVAC and outdoor heating via infrared heaters. To meet the heating demand and deliver minimum clearances to locations to meet the architectural design needs, we provided a mixture of gas and electric infrared heaters while maintaining a comfortable outdoor space. Other challenges included providing a design that functioned with the high ceilings and large beams, assuring we provided adequate airflow to all locations.

Electrical Solutions: We designed the electrical, lighting, and AV system for a balcony retrofitted onto the 6th floor of an existing downtown high rise. The design intended for the patio to be used for entertainment and social gatherings. This required architectural lighting solutions that seamlessly transitioned to an interior space and artisan coffee shop.  The coffee shop featured 16' ceilings on the ground floor that still feels like the local's spot thanks to the decorative fixtures and natural light. The AV system was designed for maximum flexibility regardless of the event, from outdoor movie nights to speakers and presentations, to background music.
